Summer heat: the fridge and freezer take the beating

When the house sits at 85 degrees, your refrigerator's compressor runs far longer than it was designed to. In a garage or converted patio room, it can run almost nonstop. That's when we get calls about warm fresh-food sections, ice makers that stop filling, and puddles under the crisper. Dusty condenser coils make it worse, because the fridge can't dump heat into hot air through a blanket of lint. Before summer, pull the fridge out, vacuum the coils and the floor behind it, and make sure there's a few inches of clearance at the back and top. Check that the door gasket grabs a dollar bill snugly all the way around.

Hard water year-round, worst when you use more of it

Much of California runs hard water, and Sacramento-area homes see plenty of scale. Summer means more laundry, more dishes, more showers, so more mineral passes through your machines. Scale coats dishwasher heating elements, plugs spray arm holes, and stiffens water inlet valve screens until fill times crawl. Washers get the same slow-fill problem. Catch it early: dishes coming out gritty, white film on glassware, a dishwasher that runs long and still leaves puddles behind. Run a descaling cycle with a machine cleaner every couple of months. Pull the spray arms if they lift off by hand and rinse the holes clear.

Fall dust, smoke, and the first heat-pump run

Wildfire season and harvest dust load up every filter in the house. Dryer lint traps clog faster. Heat pump dryers and heat pump water heaters both pull room air across a small evaporator coil, and that coil grabs fine dust like a magnet. A clogged coil shows up as clothes still damp after a full cycle, or lukewarm showers by the end of the day. In early fall, clean the dryer lint screen after every load, wash it with soap once a month, and check that the outside vent hood flap opens freely. If your heat pump appliance has an accessible filter, rinse it.

Winter cold snaps and damp: what breaks in January

Garage and laundry-room appliances get cold. Refrigerators in unheated garages can stop cycling because the thermostat thinks the whole box is cold, so the freezer thaws while the fridge stays fine. Rubber door seals go stiff and stop sealing. In damp coastal and delta homes, condensation collects in control areas, and dryers take forever because they're pulling in wet air. Watch for washer hoses in exterior walls during a freeze. A burst line floods fast. Before the first cold night, shut off washer supply valves if the room is unheated, and wipe gaskets with warm water so they stay pliable.

Spring: the reset month worth spending an hour on

Spring is the calm before the cooling load returns, so use it. Vacuum refrigerator coils. Check that the drain pan under the fridge isn't cracked or full. Run an empty hot cycle with cleaner in the washer and dishwasher to clear soap scum and mineral buildup. Look under the sink for a slow drip at the dishwasher supply line. Pull the dryer away and vacuum behind it, then feel the vent hose for soft spots or crushed sections. Level any appliance that rocks, because a wobbling washer wears its bearings out early.
